Brand-new doesn't mean defect-free. Independent inspections at the pre-pour, framing, and final stages catch construction problems while they can still be seen — and before concrete, insulation, and drywall cover them up for good.
New homes are going up all across North Texas, and they're built fast, by many different trades. Even good builders miss things — and once the slab is poured and the walls are closed, many of those mistakes are hidden for good. That's why more buyers are choosing phase inspections: independent inspections at the key stages of construction, while problems are still visible and easy to correct.
Darrell inspects your home at three critical points: pre-pour, before the foundation concrete is placed; framing, before insulation and drywall go up; and final, before you close. His only job is to protect you — not the builder — and with nearly 30 years and more than 14,000 inspections, he knows exactly what to look for in North Texas new construction.
Three visits, timed to the moments in construction when the most important work is still visible.
Before the concrete is placed, Darrell inspects the foundation forms and preparation: the visible reinforcement or post-tension cables, the vapor barrier, the plumbing that will be buried under the slab, and the beams and supports. Once the concrete is poured, none of it can be seen again.
With the walls still open, Darrell evaluates the framing and structural connections, roof framing, and the rough-in electrical, plumbing, and HVAC work, along with windows and exterior openings. This is the last chance to see what will be hidden behind insulation and drywall.
Before closing, Darrell inspects the finished home top to bottom — roof, attic, structure, electrical, plumbing, HVAC, and more. You receive a photo-rich report you can hand straight to your builder, so items get corrected on their punch list, not after you move in.
Builders work on tight schedules, and city code inspections check for minimum code compliance — they aren't working for you. An independent phase inspection gives you a second, experienced set of eyes focused entirely on the quality of your home.
Your foundation supports everything else. Catching problems before the pour is far easier than living with them after the concrete sets.
Framing, wiring, piping, and ductwork are only visible for a short window. A framing inspection documents them before drywall covers them up.
Photo-documented findings give your builder clear items to correct before closing — at their expense, not yours.
Knowing what to look for at each stage of construction — and what a builder needs to correct — takes decades in the field.
From your first call to your final report, here's exactly what to expect when you hire Professional Property Inspection for your new build.

Darrell inspects at pre-pour, framing, and final, timed to your builder's schedule. You're welcome to join and ask questions.
After each phase, you receive a detailed, photo-rich digital report — within 24 hours, often the same day.
Share the report with your builder so items are corrected before the next stage. Questions? Call Darrell directly.
Phase inspections are independent inspections at key stages of construction. Darrell offers pre-pour (before the foundation is poured), framing (before insulation and drywall), and final (before closing) inspections, so defects are caught while they're still visible and easy to correct.
City code inspections check for minimum code compliance, and they don't work for you. An independent phase inspection is a second, experienced set of eyes focused entirely on the quality of your home, and it doesn't replace the city's required inspections.
No. Many buyers choose all three for complete coverage, but you can book only the phases you need. If your home is already framed, it's not too late — a framing or final inspection still provides valuable protection.
Most builders allow independent inspections. Check your purchase contract for any requirements, and coordinate site access and timing with your builder. Darrell is happy to help you plan the schedule.
Before your builder's one-year warranty expires, a 1-Year Builder Warranty Inspection documents first-year defects so the builder repairs them while they're still responsible.
